About Leawood Estates:
Leawood Estates is a beautiful neighborhood comprised of close to 1,500 homes on tree lined streets located within the cities of Leawood and Overland Park, Kansas. The Leawood Estates Homeowners Association was created to ensure the development and maintenance of a quality neighborhood.

96th & Lee Blvd - Old City Hall & Fire Station Updated Plans
The City of Leawood has posted the updated plans for future use of the area at 96th & Lee Boulevard where the old City Hall and Fire Station are located. The most recent plan recommends razing the old City Hall building and converting the old Fire Station into a community space with restrooms and outdoor seating.

A Public Hearing at the Planning Commission will be held Tuesday, Nov. 25, 2025 at 6 p.m. in the City Council Chambers, Leawood City Hall, 4800 Town Center Drive.
 
This meeting will provide a formal public hearing on the preliminary plan for 96th & Lee. Any member of the public — not just adjacent property owners — may offer comments for the record.
This is when the Planning Commission will consider the plan and take action to recommend approval, denial, or modifications.
 
Governing Body Regular Session
When: Monday, Dec. 15, 2025
Purpose: Preliminary Site Plan will be considered.
96th and Lee Boulevard Master Plan
The City has submitted a preliminary site plan for the 3.69-acre parcel at approximately 9609 Lee Boulevard (the former City Hall site and former Fire Station #1). The concept converts the site into a public amenity.
 
 
Key elements being proposed include:
  • Demolition of the former City Hall building.
  • Reuse of the former Fire Station #1 as a multi-purpose community space. That building would include a kitchenette, concessions, restrooms, and serve as the temporary display home for Leawood’s retired 1948 fire engine.
  • New outdoor features include play amenities, a perimeter walking trail, interior walking paths, and a potential demonstration garden.
  • Because this property is in an established residential area, nearby property owners (within 500 feet) have been formally notified. 
The City has scheduled an Interact Meeting on Wednesday, Nov. 5th at 6 p.m. which is designed to give surrounding neighbors an early look at what’s being proposed and a direct way to raise questions or concerns before anything is finalized.
 
 
Next steps / timeline:

Interact Meeting with neighbors
Date/time: Wednesday, Nov. 5, 2025 at 6 p.m.
Location: The Wave at 106, 10603 Lee Boulevard (next to the Leawood Aquatic Center).
Purpose: Inform neighbors about the preliminary plan, answer questions, and collect feedback about things like use, traffic, noise, lighting, access, hours, etc. All are welcome.
Outcome: A written summary of that Interact meeting will be filed with the City’s Planning Department.

Leawood Estates Tree Survey
The Leawood Estates Homes Association board is in the process of reviewing our annual expenditures related to the care and maintenance of trees. This analysis has helped identify past trends and will assist in planning for future expenditures. Tree related expenses comprise approximately 30% of the association’s budget - the only larger expense is the trash/recycling service. Over the last 10 years, our expenses for tree-related care have increased more than 63%.
